The Boulevard in Seaside Heights may gain another residential development, according to a recent filing with the borough’s planning board.

Boulevard Edge, LLC, which owns 717 Boulevard – an L-shaped lot at the corner of Grant Avenue – has proposed dividing the current parcel into three lots. One of the lots, measuring 95-by-40 feet in area, would be developed with four condominium units. The other two lots, which would both measure 20-by-100 feet, would each accommodate a single-family home.

The property is currently undeveloped aside from a gravel surface, and utilized as a parking lot. In order to gain approval, the planning board must vote in favor of variance relief for several minor bulk issues, such as setbacks, lot area and permission to build to 45-feet in height, where 40 is normally permitted.

The hearing will be held at the Dec. 20 planning board meeting, which begins at 6 p.m. at the municipal complex, 901 Boulevard.
