A motel in the northern portion of Seaside Heights would be demolished and replaced with six townhomes divided between three buildings, according to a plan presented during a workshop meeting of the borough’s planning board this week.
The Sea Breeze Motel, located at 1502 Boulevard, between Sampson and Hiering avenues, would be demolished in favor of what would be known as the Sea Breeze Townhomes. The residential condominium complex would include six units and stand 49.8 feet tall, requiring a variance since the borough code limits building height in the zone to 41 feet.
Four of the six units would have direct elevator access, said architect Jason Hanrahan, who designed the building. The ground-floor units would not have elevator access, but would be larger, featuring an expansive master suite, with two bedrooms and two bathrooms each.
“We will have enclosed living space with rooftop access on the top level,” said Hanrahan. “All six units can go to the top level. The top of the deck is at 40-feet.”
The board, during the informal session, raised concerns about losing three on-street parking spaces as part of the construction effort, as the borough tries to juggle its building boom with parking availability. The borough is currently studying its future parking needs and officials have floated the idea of a multi-story parking deck, though that facility would likely serve the center of the borough’s boardwalk district rather than the more residential north end.
“Looking at this project in particular … it’s just three parking spaces here, but it’s three parking spaces everywhere,” said Borough Administrator Christopher Vaz, who serves on the board. “Eventually there isn’t going to be any parking in the northern section of town.”
A prior resolution authorizing development on the site, however, already granted approval for three homes to be constructed with three curb cuts. The new project will not add remove any additional spaces beyond what was approved earlier by the board. Vaz, at the meeting, suggested the developer consider a parking area underneath the building, though representatives for the developer said that may not be feasible given the small size of the buildings.
The plan is expected to come before the board for a formal hearing in the coming weeks or months, depending on what changes – if any – might be made to the proposal after receiving feedback from the board. But the stage is set for the demolition of another motel in the borough – this time within the northern residential portion of town.
