Developer Eyes Motel Property in Seaside Heights’ North End for Two Buildings, 10 Townhomes

A developer is considering the demolition of yet another motel in Seaside Heights – the second proposed just this week – in order to pave the way for a community of 10 townhomes between two buildings.

The borough’s planning board, during an informal workshop session, heard the tentative proposal by Palm Villa LLC to demolish the motel of the same name, located at 1211 Boulevard between Fremont and Kearney avenues. The motel is known as both the “Palm Villa Motel” and the “Hotel Charlee Palm Villas.”

The 11,400 square foot property would become the home of the Palm Villa Townhomes. The developer is proposing two buildings, each of which would support five residential units. A drive aisle would be built in between the two buildings for mobility and parking. If proposed as described at the work session meeting, the project would require a variance to be issued by the board since each building would stand 49.8 feet tall, where just 41 feet is permitted in the zoning code. Another variance would be required since the buildings would be set back 5 feet from the Boulevard, where 10 feet is normally required. Finally, a small density variance would be required.

Despite the density variance, the proposed townhomes would take up a smaller footprint of impervious coverage, down to 86 percent of the property from 92 percent as it current stands, said project engineer Robert Bendetto.

“Each unit will have two spaces in the garage,” he said. “We’ll grade the parking area to make sure there is no surface water ponding, and of course we’ll be ADA compliant.”

The project is expected to be formally proposed at an upcoming planning board meeting.
