A developer has applied to the Seaside Heights planning board to utilize three oversized lots on the borough’s northernmost street to create a three-home development. A hearing will be held later this month.
The applicant, ABR Seaside Heights LLC, is seeking approval to subdivide the property at 61 Hiering Avenue into three separate lots, all of which will be larger in size than the usual 2,000 square foot (20-by-100) parcels that represent the minimum required in the residential zone.
“The applicant has not identified any required deviation from the borough ordinances, therefore no variances are requested in the application,” a public notice on the application said.
The parcel is located next to the large “El Conquistador” condominium building, one lot to the west, which is currently under rehabilitation construction.
A Second Application
The planning board will also hear an unrelated, separate application at the same meeting.
In this case, the applicants, Kevin and Lisa Gero, are seeking to subdivide an existing 40-by-100 square foot lot at 218 Sumner Avenue into two conforming 20-by-100 lots. A new single family home will be constructed on each of the newly created lots.
The applicants have not proposed any variances or deviations from the borough code – only the simple variance application has been submitted.
The hearing will be held April 29, 2024, at 6 p.m. in the council chambers above the borough firehouse on Sherman Avenue.
