A new condominium community has been proposed to replace a restaurant and parking lot that stretches around Ocean Terrace and Webster Avenue, a notice from the Seaside Heights Planning Board said.
The board, at a meeting next week, will consider an application being brought by Sixteen Webster Ave LLC, which is proposing to build 10 residential condominium style residences on the parcel. The community would comprise four legal lots, two of which consist of an unpaved parking lot and two which front Ocean Terrace and house the Just Breakfast restaurant and a small number of residential units above.
The condominiums would be built on what is now considered 14-24 Webster Avenue, though the proposed address for the new community would be 501 Ocean Terrace.
“This parcel rests on a corner lot which creates two front yards,” the public notice read. “One along Ocean Terrace and one along Webster Avenue.”

The project will come before the planning board for review due to several variances being requested, including the allowance of a 6-foot front yard setback from Ocean Terrace, and another allowing 1,150 feet of lot area per unit. Finally, another variance being sought would allow the height of the building to be 50 feet where less is normally allowed.
The hearing on the proposal will be heard July 31, 2023 at 6 p.m. in the council chambers above the borough firehouse and municipal complex, 901 Boulevard and 116 Sherman Avenue.
